Property Accountant
Privately Held Commercial Real Estate Property Management Company – Stamford, CT – $80-90K may stretch, plus 10% bonus

  • Bachelor’s Degree in Accounting with a minimum of 3 – 5 years of experience in a fast-paced accounting department setting
  • Proficient in Excel and other Microsoft Office products Strong analytical and quantitative skills
  • Experience with MRI / AVID software is a plus
  • Must have excellent communication skills, attention to detail and organizational skills

Job Responsibilities and Duties:

  • Complete general ledger entries and manage cash balances
  • Complete monthly work-paper
  • Providing information to supervisor, property managers, co-workers, clients
  • Following all company policies and procedures
  • Prepares timely, complete, and accurate monthly financial reports, to include calculation and posting of associated accruals, interest amortization, prepaid expenses, bank and other reconciliations, and property budget variance analysis
  • Responsible for cash management and accurate and timely processing of all payables and other accounting documents and records, including coding of invoices, review of invoice coding by property management teams, and/or entering invoices into the appropriate accounting software. Processes mortgage, real estate tax, sales tax, and other critical payments timely and ensures internal databases are updated and maintained accordingly
  • Reviews and/or pulls daily bank activity and ensures correct application of cash receipts. For properties utilizing automated lockbox solutions, ensure reconciles daily transmissions and resolves any exceptions
  • Calculates monthly management fees and analyzes accounts receivable balances to ensure proper reserves
  • Calculates and prepares cash requests, capital calls and owner distributions.
  • Responsible for accurate billing and review of monthly rent-up calculations and other nonrevenue charges
  • Ensures financial terms of tenant leases (base rent, % rent, recoveries, etc.) are billed correctly
  • Assists property management teams in annual tenant recovery calculations and reconciliations
  • Completes property sales tax filing when applicable.
  • Coordinates with individuals to facilitate set up of bank accounts and other treasury-related activities
  • Maintains files and documentation thoroughly and accurately, in accordance with company policy and accepted accounting practices
  • Preparation of Lender reports
  • Analyze books of accounts to make sure transactions are recorded properly
  • Assist asset managers on various reporting requirements
  • Handle the job cost budget closing process
  • Make sure that mortgage payment is made on a timely basis, post year-end journal entries
